Every yard needs eyes on it before a real price. That is not a reason to hide the range. Here is roughly what each of these costs, and what actually happens on the job.

Xeriscape and park strips

Taking out thirsty grass and putting back something designed. Low-water plants first, then gravel, mulch and stone around them, with drip run to every plant so the water goes where it is useful.

We build to the water district's rebate requirements, which means real plant coverage and no artificial turf. That is what separates a yard that qualifies from a gravel rectangle that does not.

New lawns and sod

Not every yard should lose its grass. Where a lawn is the right answer, it gets built properly: graded, prepared, and laid with sod from a family farm that is cut the morning it goes down.

Sod is a broad word. A ten foot square patch and a quarter acre front lawn are different jobs, so they are priced as different jobs.

Irrigation

The part of a yard nobody sees and everybody feels. Spray heads adjusted so they water the lawn instead of the sidewalk, drip designed around the planting it serves, and repairs on the lines that always seem to break in July.

A conversion without an irrigation change is only half a conversion. New plants want water at the root, not over the top.

Lawn maintenance

Regular residential upkeep through the spring and summer, on a schedule you can rely on. Mowing, edging, and keeping beds looking like somebody is paying attention to them.

Outside the growing season this turns into cleanup work, which is its own thing further down the page.

Grading and drainage

Water that pools against a foundation or sits in the middle of a lawn is a grade problem, and grade problems are solved with measurements rather than opinions.

We shoot the levels, work out where the water should go, and record what we did, so the next person to touch the yard is not guessing.

Overgrowth cleanup

Yards get away from people. A rental between tenants, a house after a hard year, a strip nobody has touched in three summers. We clear it back to a starting point you can actually keep up with, and we haul it away.

Price depends almost entirely on what turns out to be underneath, which is why the range is wide and why we would rather look before quoting.
